Driveways that work hard
Most homes in Pico Rivera have long, wide driveways, often wide enough for several cars side by side. They hold daily drivers, work trucks, project cars and sometimes a boat or trailer. They also serve as the overflow party space, the kids' basketball court and the place where the car gets washed every weekend. After decades of that, many drives are stained with oil, cracked from settling and tree roots and worn rough from sun and traffic.
A driveway coating or sealer protects the concrete and makes it look new again. We use exterior-rated products built for strong sun and heat, so the finish does not peel, chalk or turn yellow after one summer.
Options
Penetrating sealers
For drives in good shape, a silane or siloxane sealer soaks in, repels water and oil and leaves the texture unchanged. It cannot peel and needs little maintenance.
Textured coatings
For worn or stained drives, we apply a UV-stable coating with broadcast aggregate. It refreshes the color, hides old stains and adds grip for tires and shoes, especially when the car wash water is running.
Resurfacing
Badly worn or pitted drives can be resurfaced with a polymer-modified overlay, then textured and sealed for a near-new surface without tearing out the slab.
Exterior prep
We pressure wash, degrease oil spots, treat rust and mineral stains and strip peeling sealers. For coatings we grind or shot blast to create a profile. Cracks are routed and filled with flexible exterior materials, and spalled areas are patched. Control joints are kept so the slab can still move without cracking the coating.
Keeping it cool
Dark concrete in full sun can get hot enough to be uncomfortable for bare feet and pets. Light gray and tan coatings reflect more sunlight and stay noticeably cooler. That makes a difference when kids play on the drive in summer or when you walk barefoot from the pool to the house.
Oil and stains
Oil stains are the most common complaint we hear. We degrease and treat them before coating, and a textured coating hides what cannot be lifted. After coating, new drips sit on the surface and wipe up instead of soaking in. A drip pan under older cars keeps the drive looking good.
Tree roots and cracks
Mature street trees and backyard trees can lift sections of a driveway over time. We fill and stabilize cracks, but a coating cannot hold together slabs that roots are still pushing apart. If a section is badly lifted, we will tell you whether it needs replacement before coating.
Garage aprons and side yards
The apron where the drive meets the garage takes the most wear from turning tires and car wash water. If you are coating the garage floor, it often makes sense to treat the apron too for a clean transition. Side yards and RV pads can be sealed or coated to match.
Commercial lots
We also coat small parking pads, loading areas, ramps and sidewalks for businesses, with textured finishes for safer footing and line striping where needed. Work is scheduled around business hours.
Maintenance
Sweep debris regularly, rinse off dirt and clean oil spots quickly. Sealers usually need reapplication every few years. Coatings last longer but may need a fresh topcoat in high-traffic areas over time. We give you care instructions with every job.
Questions
Will it peel in the sun?
Not with UV-stable exterior products over properly prepared concrete.
Can you coat a cracked drive?
Yes, after repairs. Wide or moving cracks may still show in time.
When can I drive on it?
Sealers often allow traffic the next day. Coatings need two to three days.

Car washing on the drive
Weekend car washes are a tradition on many blocks in town. Soap, tire shine, wax and brake dust all run down the driveway, and over the years they leave streaks and dark lanes. A sealed or coated driveway sheds that runoff instead of absorbing it, so a quick rinse after washing keeps it looking clean. If you detail cars often, ask about a slightly finer texture where you stand and work, which is easier to squeegee dry. We also recommend rinsing tire shine overspray off coatings right away, because some silicone products leave a slick film. Little habits like these add years to the finish.
